The evidence. Guelph’s housing splits two ways. About one in five occupied dwellings — 11,120 of 56,480 — was built in 1960 or earlier (Statistics Canada, 2021 Census). At the same time 44% of the city’s stock has been built since 1991 (City of Guelph, State of Housing in Guelph, 2023).

How that shapes an inspection. The following is Pesticon field guidance rather than published data. The two age groups tend to fail differently. Older masonry and stone-foundation homes tend to offer structural routes in — eroded mortar joints, gaps where a foundation meets the sill, service penetrations cut long before anyone sealed them. A mouse needs a gap about the width of a pencil. In newer builds the routes we check are usually different ones: utility penetrations, weep holes and garage thresholds.

Rentals. In rented housing — student or otherwise — treatment usually needs coordinating with the landlord or property manager — Ontario’s maintenance standards require rental complexes to be kept reasonably free of rodents, vermin and insects, and openings screened or sealed (O. Reg. s.46). Every job starts with an inspection, not a spray: we identify the species, find the entry points, and tell you before treatment begins whether the work needs to extend beyond the room you called about.
